⚡ Scotland Passivhaus 2028

Scotland's government has confirmed a Passivhaus Equivalent standard, mandatory for all new housing from March 2028. MVHR is the primary ventilation solution for Passivhaus-compliant buildings. Subcontractor capacity in Scotland is severely limited — plan your supply chain now.

What Is MVHR

Mechanical Ventilation with Heat Recovery

MVHR simultaneously extracts stale, humid air from wet rooms (kitchens, bathrooms, en suites) and supplies fresh, tempered air to living and sleeping spaces. A heat exchanger in the unit recovers 70–95% of the heat that would otherwise be lost — dramatically reducing heating energy demand.

It is the primary ventilation technology for Passivhaus, near-Passivhaus, and low-energy new-build construction across the UK.

95%
Maximum heat recovery efficiency (premium units)
70%
Typical heat recovery — standard MVHR units
Why Specify MVHR

Mandatory for Passivhaus. Required under Section 3.14 (Scotland) for airtight dwellings. Reduces heating bills. Eliminates condensation and mould. Provides continuous filtered fresh air. Future-proofs new build for tightening building regulations to 2028 and beyond.

Scope of Works

01
Design Coordination
Review architectural drawings and MVHR specification. Coordinate duct routes with structural engineer and main contractor. Flag conflicts early — before groundworks or first fix.
02
RAMS Documentation
Full Risk Assessment and Method Statement supplied before site start. Specific to your project, reviewed for each unit or phase.
03
Unit & Ductwork Installation
Install MVHR unit (loft, plant room or cupboard). Install rigid ductwork runs — typically semi-rigid radial from distribution box. Install valves, grilles and diffusers in all rooms.
04
Commissioning & Balancing
Commission and balance airflows to design rates. Measure and record room-by-room supply and extract flow rates. Produce commissioning certificate per dwelling or per zone.
05
O&M Handover
Operation and Maintenance manual including filter schedule. As-built records. Commissioning certificate. All ready for the SAP assessor, building control and end occupier.
06
Defects Resolution
Punch list and defects resolution at practical completion. Ongoing support during defects liability period. Direct contact with Technical Director for any post-handover queries.
